Les Constructions Viens is a general contractor based in Canton-de-Hatley, a municipality of the Memphremagog MRC, like Canton d'Orford itself. Building in Orford has little in common with building in town: the territory is dominated by sloped, wooded and waterfront lots, a good part of it has no municipal water supply, and the Mount Orford sector carries its own siting constraints.

That is exactly the kind of site we have worked on since 2013. Foundations adapted to the slope, rock excavation, wells and septic systems, an envelope designed to be lived in during January as much as July, a driveable access through snow-clearing season: these questions get settled at the design stage, not mid-build. All our projects are carried out under RBQ licence #5697-7705-01.

In Canton d'Orford, our services cover new home and cottage construction (turnkey or self-build assistance), major renovation, additions and garage construction. For a project in town or on the Lake Memphremagog shoreline, see our general contractor in Magog page instead.

What changes when you build in Orford

Three constraints that weigh on budget and schedule, and are worth knowing before you buy the land.

The slope of the lot

It dictates the foundation. A sloped lot often leads to a walkout basement or split levels, with foundation walls of uneven height and sometimes rock excavation.

  • Slope and soil assessed at the site visit
  • Drainage and grading planned in advance
  • Site access for heavy equipment

No municipal services

Outside serviced sectors you need a well and a septic system compliant with regulation Q-2, r. 22, plus a soil study. Two budget items land buyers routinely underestimate.

  • Soil study by a professional
  • Properly sized septic system
  • Costs priced in from the estimate

Waterfront and tree cover

A riparian protection strip governs clearing, backfilling and siting near lakes and watercourses. Depending on the sector, further environmental provisions may apply.

  • Constraints confirmed before design
  • Permit application handled by us
  • Siting optimised for the lot

Frequently asked questions about building in Orford

Yes, it is a large share of what we do in this area. A slope changes the foundation first and foremost: walkout basements, split levels, foundation walls of uneven height and sometimes rock excavation. Surface drainage and grading have to be planned before the first shovel, because they are difficult to correct afterward. We assess the slope and the soil during the site visit, before pricing anything.

Much of Canton d'Orford is not served by municipal water and sewer. That means a well and a septic system compliant with Quebec's regulation on wastewater disposal for isolated dwellings (Q-2, r. 22), which requires a soil study by a professional. Both items belong in the budget from the start: they represent a significant amount that many land buyers discover too late.

Yes, but with real constraints. A riparian protection strip applies along lakes and watercourses, and tree clearing, backfilling and building placement are regulated within it. Depending on the sector, additional environmental or tree-cover provisions may apply. We confirm these constraints with the municipality before design, rather than drawing first and correcting later.

Yes. The difference between a three-season and a four-season cottage comes down to the building envelope: continuous insulation, air tightness, roof snow management, freeze protection for water lines and a driveable access in winter. We build both primary residences and second homes, either turnkey or as self-build assistance.

We also serve Magog, Eastman, Stukely-Sud, Saint-Étienne-de-Bolton and Sherbrooke.
